How do you look at the evolving trends in the luxury housing segment?

The luxury housing landscape has evolved from sheer scale and lavish amenities, towards a more sophisticated focus on exclusivity, sustainability, and intelligent, engineering-led design. Modern buyers are increasingly prioritising quality, craftsmanship and convenience over sheer quantity, homes that offer abundant natural light, cross ventilation, privacy, smart-home features, energy efficiency, and the use of sustainable materials. Personalisation is also becoming central to luxury living, with HNIs increasingly expecting private, direct-to-floor access, bespoke design choices, and elevated levels of privacy and convenience. According to a recent report by Meraqi advisors, there is a rising demand for comfort, convenience, and sophistication, highly customised spaces such as home gyms and spa-style bathrooms, and integrated smart-home functionality including AI-driven security and voice-controlled lighting and HVAC systems. Expectations have expanded to include low-carbon construction, EV-ready infrastructure, and wellness-centric planning. Gated, professionally managed communities are now the preferred choice, driving developers to create residences that seamlessly blend global design standards, long-term environmental responsibility, and an elevated quality of life.
